An independent firm, RSWE was established in 2008 by Darren Eva MRICS who has over 20 years of experience in a wide range of property disciplines. You will find there are different levels of assessment that you can opt for when you purchase your new home.

It can be confusing to understand which applies to your property purchase.

Simplified property valuation may be what you need if you are buying a brand new property or if you are re-mortgaging your current home. This is an uncomplicated valuation and is the and covers an external inspection, internal inspection, the local area, legal detail and possibly insurance valuation.

An RICS Homebuyers Survey is considered a medium level survey, the format is designed to clearly communicate any defects or issues observed during the surveyor’s inspection, it does this by rating the defect via an easy to understand traffic light system. Condition Rating 1: Green: Confirms that no action is needed, the item should be maintained in the normal way. Condition Rating 2: Amber: Confirms that the defect needs repairing or replacing, however, there isn’t any particular urgency. Condition Rating 3: Red: Confirms that urgent repair, replacement or further investigation is required. This will usually be accompanied by further additional advice to assist you in resolving this.

If you are buying a house that is over 50 years old, is in poor condition and will require considerable expense to bring into good order RSWE suggests taking out a detailed assessment of the property’s condition with a more in-depth Building Survey (you may know it as its historical name, a Full Structural Survey).

This covers more aspects relating to the property in question and will give you a thorough evaluation of the property’s condition. The Building Survey is appropriate for any property but they are especially useful for freehold properties over 50 years, listed buildings and for buildings, you wish to renovate or for a building that has recently been renovated or has undergone major changes.

Your RSWE Building Survey will examine all aspects of the property in question particularly structural. This is to highlight any potential defects or current problems. Your Building Survey will include a valuation although if this is not required this can be omitted.
