A mortgage or property valuation is normally a fairly brief document produced principally for the benefit of the lender, to assist them in evaluating how much to lend against a property. It does not provide any significant or useful information for the buyer, other than the lender's own view of the market valuation and very limited comments on the state of repair.
The homebuyer report allows you to evaluate whether the agreed purchase price is reasonable and to be aware of the extent of any repair and maintenance issues. An estimate of market value is also provided, based on the findings of the home buyer report and not the agent's asking price. This is a comprehensive inspection of visible, exposed, and accessible parts of the structure. It is particularly advisable for older buildings.
